You can rest assured knowing your property is safeguarded against all risks resulting from renting it out. You get replacement cover for your rental property up to its sum-insured amount.

Benefits of this policy include:

  • Sudden and accidental damage cover for unforeseen incidents caused by tenants such as damage due to water leaks, for example.
  • Hidden gradual damage coverage to the amount of $1,500 for the repair of gradual damage caused by faulty water pipes.
  • Cover for damages to someone else’s property. You’re covered for up to $1 million for damages inflicted on property that doesn’t belong to you. Your tenant’s contents are covered up to $20,000.
  • Natural disaster protection against damage caused by storms or floods. AMI will top up coverage by the Earthquake Commission if repairs cost more than the commission’s limit.
  • Should your property sustain contamination due to meth misuse by tenants, your policy will cover damages subject to landlord obligations and specific conditions.

You can also choose from a range of extra options subject to an additional premium. These include:

  • Landlord contents: You’re protected against accidental physical loss or damage to your own property in the rental house. This cover includes loss when your content is temporarily removed from the rental house for cleaning or renovation purposes.
  • Lost rent: Should your rental house become uninhabitable due to an event, your policy will compensate you for lost rental income.
  • Tenants vacating without notice: In case the tenants vacate the rental property without giving proper notice, this cover pays the actual net rent lost (excluding any property management or other fees) for a maximum period of 8 weeks.
  • Theft or deliberate damage by tenants: You’re protected against loss due to malicious intent.

In addition to Premier Rental Property Insurance, AMI offers another choice called AMI Market Value Landlord Insurance. However, this option solely safeguards the rental property's value in the market (excluding the land) and takes into consideration depreciation.

Qualifying criteria for AMI landlord insurance in New Zealand

To qualify for landlord insurance you have to adhere to the following:

  • You have to be the legal owner of the property or an authorised property manager acting on behalf of the owner.
  • The property should only be used for residential purposes.
  • The property should have a long-term rental contract in place
  • It should adhere to applicable laws and legislation and should be well-maintained.
