AA Services
Landlord insurance protects property owners against a range of risks associated with leasing properties to third parties.
Standard benefits include:
- Covers loss of rent of $20,000 per event (up to 12 months) if the rental home becomes uninhabitable due to a covered loss or if tenants are prevented from accessing the rental home by order or direction of government or local authorities during the period of insurance.
- Pays for loss to retaining walls up to $50,000 per event. Coverage relates to the repair or rebuild cost of the walls.
- Natural disaster cover, also referred to as EQ Cover, is provided by the Earthquake Commission. It caters to the difference between the EQ payout and the amount that would have been received if the loss had been wholly covered by the policy. This cover is subject to conditions such as the Earthquake Commission’s acceptance of the claim and repair costs that are more than the EQ Cover amount.
- Covers the reasonable cost to restore, reset, or reprogramme permanently installed electronic equipment in the rental home in case of a covered loss. It doesn’t provide for replacing data on such equipment.
AA landlord insurance offers even more value
You can choose to include a number of optional benefits in your policy at an additional premium.
These include:
- Landlord contents cover: This covers the loss of landlord property at the insured address. The payout is based on the lowest value between the repair or market value of the item in cash, voucher, or store credit.
- Tenants vacating without notice: It offers a maximum payout for one tenancy in the form of 8 weeks’ rent should tenants vacate the rental home without notice.
- Loss of rent: Pays out in the event of loss of rent should the policyholder evict tenants due to non-payment or malicious damage to property. A total of 8 weeks’ rent is covered.
- Malicious damage and theft: You qualify for coverage of up to $20,000 for losses to the house or contents due to vandalism by tenants.
- Illegal drug use: You get coverage of up to $30, 000 for decontamination and repair of your property due to the use, storage, or manufacture of illegal drugs by the tenants.
Legal liability cover
AA will pay up to $2 million for damages caused to property that doesn’t belong to you but that you are liable for.

The quick and easy way to secure market-leading landlord insurance
An application for an AA landlord insurance policy is swift and can be done online or by phone.
Qualification criteria:
- The property must be a residential property in New Zealand. It must also be occupied solely for domestic purposes.
- The insured must be the legal owner of the property or have a financial interest in it, such as being a mortgagee or lessee.
- There may be a minimum property value required by the insurance provider.
- The property must have a sound and well-maintained building structure.
- It must be rented out to tenants.
- The property should not have periods of unoccupancy longer than 60 days.
- The insured and tenants shouldn’t have any criminal convictions.
The claims process explained
Claiming for an earthquake or landslip: You can use the online claim form.
If the damage is caused by a natural disaster, you can easily indicate it by selecting the option "Weather and other events". Once you’ve filled in an initial description of what has happened, you’ll have to specify where exactly the damage has occurred.
If there has been damage to the land where your home is situated, please choose the "external" option for the room/area affected. When selecting the damaged item, opt for "other" and provide specific details in the description box.
Claiming for fire damage:
- First, ensure the safety of everyone involved and call emergency services if necessary.
- Call AA immediately to expedite the claim process.
- If your home becomes uninhabitable due to the damage, temporary accommodation will be arranged while repairs or rebuilding take place.
To ensure an easy and hassle-free claim process, have the following information ready:
- Policy number, name, and date of birth of the main policy contact
- Postcode and your email address
- Full details and circumstances of the incident
- Details of everyone involved.

Extended landlord cover might also include:
- Cover that applies to multiple properties owned by the landlord, subject to specific terms and limitations as stated in the policy.
- Provision for accidental damage caused by tenants or their guests to the landlord's property.
- Cov for the loss of rental income that the landlord would’ve otherwise received during the rebuilding period.
- Payouts for legal expenses incurred by the landlord in pursuing eviction or legal action.
- Financial support for temporary accommodation for the tenants while repairs are underway.
- Some policies may cover theft or damage caused by tenants, subject to certain conditions and evidence of the incident.
- Coverage for damage deliberately caused by tenants.
